Is My Popcorn Ceiling Asbestos? A Guide for Clovis Homes
Is my popcorn ceiling asbestos is the question to answer before any scraping starts, and you cannot tell by looking, so this guide shows how to test, what California requires and what to do with either result.
- How to test
- California rules
- Two roads after the test
Licensed and insured, and many years in business serving the greater Clovis area.
Which road are you on?
Two quick questions, and the answer is general guidance, not a lab result.
You cannot tell by looking
EPA says it is not possible to tell if a material has asbestos just by looking (EPA). The fibers are far too small to see without a strong microscope (EPA homeowner guide).
Age is the clue, and Bob Vila says the EPA banned spray-on asbestos surfacing in 1978, and old supplies were still used into the mid-1980s (Bob Vila). Angi says homes built in or before the 1980s with popcorn ceilings could have asbestos (Angi*).

How to test
- Do not scrape or sand first. CPSC says sanding, drilling or scraping textured material can release fibers (CPSC).
- Have a sample taken. EPA recommends a properly trained, accredited professional take the sample when you plan work that would disturb it (EPA).
- Use an accredited lab. CPSC points to labs accredited under the NVLAP program (CPSC).
- Wait for results. Bob Vila lists about 3 to 5 days (Bob Vila).
- Pick your road. Clean or positive, as below.
What to do with the result
- Clean: the ceiling can be wet-scraped, repaired and finished. Ask your contractor to keep the lab report on file.
- Positive and in good shape: you may choose to leave it alone and plan around it.
- Positive and you want it gone: hire a certified, registered abatement contractor. We help with the hand-off.
- Positive and damaged: keep people away and call an accredited professional right away.
California rules in short
- Asbestos work of 100 square feet or more needs a Cal/OSHA-registered contractor, and an unrestricted registration requires a C-22 license (Cal/OSHA).
- Smaller jobs do not need certification but are just as risky (CSLB guide).
- Ads for asbestos removal must show the license number and the Cal/OSHA registration number (CSLB guide).
- Regulated jobs need notice to the Valley Air District at least 10 working days ahead (district bulletin), under its own rule (Rule 4002).
- Do not use a household vacuum. EPA's homeowner guide says ordinary vacuums only scatter the fibers (EPA guide).

Is It Asbestos?: questions answered
Does every popcorn ceiling have asbestos?
No. Only a lab test can tell (EPA).
Is asbestos in a good ceiling dangerous?
EPA says material in good condition that is not disturbed is unlikely to be a risk (EPA).
Can I scrape a small patch to test?
Sampling should be done by a trained professional (EPA), and do not scrape at it yourself.
What if I want it gone and the test is positive?
A certified, registered abatement contractor must do it, and we help with the hand-off; see hand-off details.
Does paint make the ceiling safe?
No. Paint does not change what is in the texture, and sanding or scraping through it can still release fibers.
How do I check an abatement contractor?
CSLB says to verify the license and asbestos certification at cslb.ca.gov and the registration with Cal/OSHA (CSLB guide).
