Popcorn ceiling removal in Clovis, CA, done the careful way

Old Town to Loma Vista, we remove acoustic ceiling texture and leave a ceiling you can be proud of.

Popcorn texture was sprayed on ceilings to hide seams and soften sound, and it also holds dust, shows stains and makes a room feel low. Many Clovis homeowners want it gone before they paint, sell or move in.

The job is simple to describe and easy to get wrong, and the texture is wet-scraped, the ceiling underneath is repaired, and then it gets a smooth coat or a new texture. A bad scrape gouges the drywall; a rushed one leaves dust in every room.

Not sure what finish you want after the scrape? Read about ceiling texture types, or compare scraping, skim coating and covering.

Test first. Then pick the road.

Old popcorn texture can hide asbestos, and your eyes cannot tell, and EPA says you cannot tell by looking, so a lab has to check a sample.

Road 1: the lab report is clean

No asbestos found, and we prep the room, wet the texture and scrape it off, then repair the ceiling and finish it with a smooth coat, a new texture or paint.

Road 2: the lab report is positive

We do not scrape it, and California requires a certified, Cal/OSHA-registered abatement contractor for asbestos work of 100 square feet or more (Cal/OSHA). We help you hand the job off, then we can return to repair, texture and paint once the area is cleared.

Scrape, skim coat or cover it up?

The best fix depends on the texture, the drywall under it and the look you want.

ChoiceWhat it isGood fit when
Scrape it offWet the texture, scrape it away, then repair and finish. The test is clean and you want a flat or lightly textured ceiling. Bob Vila describes soaking the texture before scraping.
Scrape and skim coatA thin full coat of compound over the whole ceiling. You want it very smooth. A Level 5 finish is a full skim coat, advised for severe lighting (Fine Homebuilding).
Scrape and retextureA new knockdown or orange peel pattern. You like some texture. It also hides small flaws, and orange peel is easier to patch later (Angi*).
Leave it aloneDo nothing to a ceiling that is in good shape. The lab says asbestos and you do not plan to disturb it. EPA says material in good condition that will not be disturbed is usually best left alone (EPA).

How a scrape works

The scraper moves across the ceiling as the texture comes away, and the smooth surface grows behind it, and that is the whole job in one picture.

Illustration: texture off on the left, smooth ceiling on the right.

How a ceiling job runs

  1. Walk-through and test result. We look at the ceilings and ask for the lab result. No result yet? We point you to a lab first.
  2. Cover everything. Floors, walls and furniture get covered with plastic and tape. Fans, vents and fixtures come down.
  3. Wet the texture. A garden sprayer wets it so it comes off in soft pieces. Bob Vila suggests working in small sections and letting the water soak in.
  4. Scrape and repair. We take the texture off and fix gouges, cracks and loose tape.
  5. Finish the surface. Skim coat, knockdown or orange peel, then sanding.
  6. Prime, paint and clean up. Primer seals the new surface. Then we paint and clean the room.

Older Clovis home? Check before you scrape

Clovis has older homes near its center and many newer ones, and the city says its population has more than doubled since 1985 (City of Clovis).

Ceilings from before the mid-1980s are the ones to test. Popcorn ceilings in 1970s and 80s Clovis homes explains what to look for.

Homes built before 1978 may also have lead paint under the ceiling coat, and EPA says paid work that disturbs paint in those homes needs a lead-safe certified firm (EPA). Ask any contractor, us included, to show you the paperwork that applies.

Do you test for asbestos first?

We ask for a lab result before we scrape, and EPA says the only sure way to know is a lab test (EPA). If you have no result, we point you to a lab; read is my popcorn ceiling asbestos.

What if the test is positive?

We do not scrape it, and a certified, Cal/OSHA-registered contractor must do asbestos work of 100 square feet or more (Cal/OSHA); we help with the hand-off and can return for the repair and finish.

Will it make a mess in my house?

Scraping is messy work, so we cover floors, walls and furniture and clean up after, and the what to expect page covers dust and timing.

Can you paint after the texture is gone?

Yes, and we prime and paint the ceiling, and we can do walls and trim too; see interior painting in Clovis.

It depends on your taste and the drywall, and smooth is modern; knockdown and orange peel hide small flaws, and the texture guide compares them.
